    Every coating is only as good as the concrete underneath it. We mechanically grind the slab, remove contaminants and old coatings, treat cracks, and check moisture conditions before any system goes down — the step that determines whether a floor bonds for the long run or starts lifting within months.

    Why it matters

    A coating is only as good as what it's bonded to

    Most epoxy failures people call us about didn't start with a bad batch of resin — they started with a slab that was coated without being properly prepared. Concrete straight from the truck, or an old floor with paint or a failed coating still on it, doesn't give a new system anything to grip. Preparation is the step that turns raw or compromised concrete into a surface a coating can actually bond to for the long run, and it's where most of our time on a project goes before a single coat is applied.

    Preparation isn't one step — it's several

    Mechanical, not chemical

    Diamond grinding opens the concrete's pores and creates a textured profile that coatings can mechanically key into — something a chemical etch alone can't reliably produce.

    Every contaminant addressed

    Oil, curing compounds, old sealers, and failed coatings are removed from the slab before anything new goes down, so the new system bonds to sound concrete instead of whatever was sitting on top of it.

    Checked before it's covered

    Cracks get opened and treated, edges get worked by hand, and moisture conditions get checked — so problems are addressed while the slab is still visible, not after they're sealed underneath a coating.

    What full mechanical preparation includes

    Not every job needs every step below — the scope depends on the slab's condition and what's going on top of it.

    Diamond grinding

    Diamond-segmented tooling grinds away the top layer of the slab and opens a mechanical texture the coating can key into — the main way we create a bondable surface.

    A profile the coating needs

    The industry describes ground concrete texture on a numbered profile scale, from nearly smooth to aggressively textured. Which profile a floor needs depends on the coating system going down, not a single standard for every job.

    Contaminant removal

    Oil, grease, curing compounds, and residue from old sealers sit on top of concrete and block adhesion. Grinding removes that layer along with the compromised concrete underneath it.

    Old coating removal

    Failed paint, a previous epoxy system, or a sealer that's not compatible with what's going down next gets mechanically removed rather than coated over.

    Crack opening & repair

    Cracks get opened wider along their length and filled with an appropriate repair material, so the crack is addressed structurally instead of just bridged by a thin coating.

    Dust-extraction grinding

    Grinders run with attached vacuum extraction that pulls concrete dust as it's produced, instead of leaving a fine layer of dust across the space and surrounding area.

    Dust control

    Grinding concrete produces a fine dust that's disruptive and unhealthy to breathe in volume. Dust-extraction grinding attaches a vacuum directly to the grinder head, so dust is captured as it's created rather than settling across the floor, walls, and anything stored nearby.

    Moisture testing before coating

    Concrete can move moisture vapor upward from below even when the surface looks and feels completely dry. We check moisture conditions as part of preparation on slabs where it's a relevant risk, because that result — not how the surface looks — is what determines whether a moisture-tolerant system is needed.     A common shortcut

    Why mechanical preparation, not acid etching

    Acid etching

    A diluted acid solution is applied to lightly roughen the top of the slab. It's inexpensive and doesn't require equipment, but it only affects the very surface of the concrete, doesn't remove contamination or old coatings, and produces an inconsistent profile that's hard to control — and hard to verify — once it's rinsed and dry.

    Mechanical grinding

    Diamond tooling physically removes a controlled layer of concrete, producing a consistent, verifiable profile across the whole slab, and pulling up contamination and old coatings along with it rather than working around them. It's the more reliable method for the systems we install.

    What's at stake

    Why improper preparation causes peeling and delamination

    When a coating is applied over concrete that hasn't been properly prepared — smooth, contaminated, or still carrying a failed previous coating — it may look fine on installation day and still fail weeks or months later. Without a mechanical profile to grip, adhesion depends on a much weaker chemical bond that traffic, moisture, and time can break down. That's the root cause behind most of the peeling and delamination cases we get called out to look at.
