Peeling, bubbling, cracking, and chipped epoxy usually trace back to how the floor was prepared the first time, not the coating itself. We inspect adhesion, moisture conditions, and the existing system before recommending a targeted repair or a full removal and reinstall.

Most failed floors weren't a bad coating — they were bad prep
When we get called out to look at a peeling, bubbling, or cracking epoxy floor, the coating itself is rarely the actual problem. The usual root cause is what happened — or didn't happen — before it was applied: a slab that wasn't ground to a proper profile, contamination that was coated over instead of removed, or moisture that wasn't checked beforehand. Fixing a failed floor starts with figuring out which of those happened, not just patching what's visible.

How we approach a failed floor
Diagnosis before a fix
We assess adhesion, check for moisture, and look at how the existing system was built before recommending anything — a repair on top of the original problem just fails again.
Repair or full removal, depending on cause
A localized patch can work for isolated damage; widespread delamination or contamination usually calls for grinding the old coating off and starting from sound concrete.
Built to prevent a repeat
Whatever caused the original failure gets addressed as part of the repair, not just covered over with a fresh coat.

Common ways an epoxy floor shows its age
Different symptoms usually point to different causes — which is why diagnosis comes before a repair plan.
Peeling & delamination
The coating separates from the concrete, either in isolated patches or across larger sections. Almost always traces back to insufficient surface profile or contamination during the original install.
Bubbles & blisters
Small raised spots in the coating, often caused by moisture vapor trapped underneath, air trapped during application, or applying a coat when the slab or ambient conditions weren't right.
Cracks telegraphing through
A crack in the concrete reappears as a visible line in the coating above it, because the crack was coated over rather than opened and treated first.
Chipping & hot-tire pickup
Small chunks of coating lift where hot tires sit or heavy items are dragged across the floor — a sign the top coat wasn't suited to that traffic, or adhesion was already compromised underneath.
Yellowing from UV exposure
Certain clear coats amber or yellow with sustained UV exposure, most noticeable near windows, garage doors left open, or skylights.
Contamination & topcoat wear
Oil, chemicals, or ongoing foot and vehicle traffic gradually dull or wear through a top coat, leaving the decorative layer beneath it exposed and unprotected.
Before we recommend anything
Our inspection process
We look at how well the existing coating is still adhering across the floor, not just at the spots that are visibly failing — isolated damage and widespread adhesion loss call for very different plans. Where moisture is a plausible factor, we check conditions rather than assume. And we look at what system is currently down and whether a new coating would even be compatible with it, since coating over an incompatible system can cause its own adhesion problems.

Two different paths
Repair, or full removal and reinstall?
When a targeted repair fits
Isolated damage — a chipped corner, a small blistered patch, a crack that's moved — can often be addressed by grinding out and rebuilding that specific area, then blending it into the surrounding finish, if the rest of the floor is still soundly adhered.
When full removal makes sense
Widespread delamination, contamination across the slab, or a system that's incompatible with what you want next usually means grinding the existing coating off entirely and starting the surface preparation process over from sound concrete.
